You Choose Your Contract Type

With 13 floor plans and two Life Plan contract options, you’re sure to find the right solution for you at our Life Plan Community.

As the only not-for-profit Type A and Type C Life Plan community in San Diego County, we put you in control of how you manage your retirement finances. What these contracts offer:

  • The Type A contract is the most comprehensive type of LifeCare plan. It requires a larger entrance fee and monthly fee because it provides a predictable, controlled monthly rate when care is needed. For the Type A contract, you can also select from our traditional plan or two return of capital options:
      • Traditional contract. This will afford you a lower upfront cost, but your entrance fee will amortize over time to eventually become nonrefundable.
      • 75% Return-of-Capital® plan. This calls for a larger entrance fee, but 75% of that fee will be refunded to you or your estate within 14 days of the residence being made available – a waiting period considerably shorter than at nearly any community in the country.
      • 50 % Return-of-Capital® plan. This entrance fee will be smaller than the 75% Return-of-Capital® plan. It still allows your estate to be refunded 50% within 14 days of the residence being made available.
    • The Type C contract also offers you access to our full continuum of care. The entrance fee and monthly fee are lower than the Type A contract because residents with this contract pay the current market rate for health services at all levels of care. Therefore, the monthly fee increases when someone transfers to assisted living, memory care or skilled nursing. Such increases can be significant and will reflect the market rate of health care in the area.

Discover Your Senior Living Tax Deductions

When you live at a Life Plan Community, you’re eligible for medical expense tax deductions. A portion of your entrance fee can be written off. Depending on your level of care, you may also be able to deduct part of your monthly fee. Check with your tax advisor for complete information regarding your specific tax deduction.
